Construction Manager – Student Accommodation & Hospitality Projects

About the role
The Construction Manager will lead the coordination and management of multiple construction contracts for student accommodation and hospitality buildings in Bologna. You will ensure projects are planned, executed, and completed on time, within budget, and to the required quality standards while liaising with internal teams, external consultants, contractors, and local authorities.
Key responsibilities
- Develop and coordinate cost and quality control procedures, construction budgets, and scheduling plans aligned with approved scopes.
- Monitor and oversee external consultants and contractors to ensure compliance with design, quality, health, safety, and regulatory requirements.
- Track budget and schedule performance, producing regular progress, management, quality, and monthly reports.
- Facilitate communication across internal teams and business leaders, providing updates and resolving issues that could affect delivery.
- Manage design reviews, sample approvals, and scope changes, securing necessary approvals from development directors.
- Prepare cost budgets and schedules for conceptual plans, review construction drawings, and address any issues impacting quality, schedule, or cost.
- Ensure compliance with health, safety, and other regulations, conduct inspections, and verify contractor invoices and draw applications.
- Oversee permitting and licensing processes, including building permits, environmental clearances, and operational licenses for student accommodation and hotel use.
- Coordinate with Italian local authorities throughout all project phases and develop handover processes.
Required profile
- A relevant degree in construction, engineering, or a related field.
- Proven experience managing construction projects, preferably in student accommodation or hospitality sectors.
- Strong ability to coordinate multiple stakeholders, including consultants, contractors, and regulatory bodies.
- Excellent organizational and communication skills to provide clear updates and resolve project issues.
