Maintenance Supervisor – Naples, FL

About the role

The Service Supervisor leads the technical, mechanical and maintenance operations for a residential community, ensuring that all interior and exterior areas are kept to the highest standards of cleanliness, safety, appearance and functionality.

Key responsibilities

• Assist and complete work orders generated from resident service requests, diagnosing defects and performing repairs in line with policies, safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, task completion and final inspection.
• Develop and enforce standards for the appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, parking areas and common spaces.
• Periodically inspect work performed by service team members and external contractors to ensure compliance with quality standards, scope and specifications.
• Maintain adequate inventory of spare parts and related materials.

Required profile

• Proven experience in residential or commercial maintenance operations.
• Ability to diagnose mechanical issues and perform repairs according to established safety and code guidelines.
• Experience supervising maintenance staff and coordinating vendors or contractors.
• Strong knowledge of cleanliness and appearance standards for community properties.
